Corporate headquarters renovation of 95,000 SF that required 4 phases for separate building areas in order for the company to remain operational. Each phase included de-mobilization, demolition, new construction, infrastructure systems reconfiguration and coordination of complete furniture installation, all over the course of 5 weeks per phase, with each phased area being occupied immediately upon completion of that phase. Work was completed using ‘shift scheduling’ to take advantage of daytime/evening schedules. Each phase was completed while the adjacent floors remained occupied and operational. Provisions were made to account for building systems that were shared over multiple floors in order to minimize any disruption. Project also included extensive coordination of NuVasive’s vendors so that they could work alongside the subcontractors to gain schedule efficiencies.
Project delivery was ‘design/assist’ and PBG worked with DTZ and NuVasive to establish a GMP budget and managed contractual allowances and contingencies throughout project duration. Major subcontractors
were engaged early to develop budgets, manage scope of work and implement early submittal in the permitting process to achieve greater schedule efficiencies. Project also required implementation of Title 24 standards throughout the permitted areas.
